Apartments
Yes. There are no restrictions for non‑resident buyers. You’ll need to obtain an NIE (Foreigner ID Number) before completion, and provide your passport and funds. The purchase is signed before a notary and registered at the Land Registry.
Resale: Transfer Tax (ITP) around 8–10% in Asturias. New build: 10% VAT + stamp duty (AJD ~1.5%). Also notary and registry fees (~0.5–1%), and optional admin fees. Budget roughly 10–12% of the price for total costs.
Not strictly required, but highly recommended to pay taxes, notary/registry and utilities. Many notaries/sellers request a certified Spanish bank cheque at completion.
Regular fees for building upkeep (cleaning, elevator, insurance, common areas). Paid monthly or quarterly. In Asturias they typically range €35–€175/month; average ~€60.
